What changes the price of a coworking membership?
The type of desk matters most: a hot desk is the lowest-cost option, a dedicated desk costs more and a private office costs the most per person. Network access, access hours, promotions and add-ons such as meeting rooms also move the price.
- Desk type: at Workcentral, a hot desk is S$230 a month, a dedicated desk from S$350 and a private booth from S$500.
- Network access: The Great Room's S$750 hot desk includes access to 250+ locations in 80+ cities. The Hive lets members use any Hive location in Singapore.
- Access hours: JustCo's centre is staffed 8.30am to 6pm on weekdays, and members get 24/7 access to their home centre only. Workcentral includes 24/7 access, with air-con running until 10pm, including weekends and public holidays.
- Promotions: WeWork's coworking membership was shown at S$374 against S$439, and The Working Capitol offers first-timers a hot desk at S$198 before GST. Ask what the rate becomes after any offer ends.
- Plan inclusions: check how many days a month an entry plan covers, and whether meeting rooms, printing and guest passes are included or charged separately.
- Add-ons: rooms are often billed by the hour. Deskimo's Trehaus at Funan listing shows phone booths at S$30 an hour and a 10-person meeting room at S$100 an hour.
Are coworking prices quoted before or after GST?
Often before. JustCo, Workcentral and The Working Capitol all state that their prices are before tax, so the amount you pay each month will be higher than the headline figure. The other operators we checked did not say either way on the pages we read.
Before you sign, ask for the GST-inclusive monthly amount, any deposit and the notice period. For the current GST rate, check IRAS directly.
Can you pay by the hour or day instead of monthly?
Yes. Day passes cost S$30 to S$70 at the operators we checked, Deskimo charges by the minute at partner spaces, and Workbuddy sells a monthly pass that covers 45+ spaces. These suit people who only need a desk a few days a month.
Deskimo's listing at Trehaus at Funan is S$8 an hour, with a S$1 minimum charge and a S$50 daily cap. As a rough guide to when a monthly plan pays off: at Workcentral, eight day passes (S$240) cost slightly more than a month's hot desk (S$230 before GST), so a membership there makes sense from about eight days a month.
What should you check before signing a coworking membership?
Check the contract length, what the starting price covers, whether GST is included, and which locations and hours you can use. A day pass or free trial is a low-cost way to test noise levels, Wi-Fi and meeting room availability before committing.
- Contract term: WeWork offers month-to-month membership. Ask other operators about minimum terms and notice periods.
- Access: confirm whether 24/7 access applies to one centre or the whole network.
- Meeting rooms: Workcentral's hot desk includes shared meeting rooms for 3 to 18 people. Elsewhere, ask whether room hours are included or billed.
- Business address: if you need one, ask whether your plan includes it. The Great Room lists a virtual office from S$175 a month. Check ACRA's rules on registered addresses separately.
